Career and score

A career is 10 years long and ends with one number: your net worth. The clock decides how fast you get there.

120 months, one at a time

Every turn is one month, and a career is 120 of them. After your first guided month, the clock starts: a new month becomes available every real hour, and up to 6 can bank up while you're away. Ending a month spends one.

So a session is short. Open the game, play through the months you've banked, and come back later. Nothing happens in the game while you wait: no rent ticks, no deals close, no rival moves. The world only moves when you end a month.

The clock starts with a full bank of 6. When you have no month banked, the end-month button shows how long until the next one.

Bonus months

Two things put extra months in the bank, on top of the 6-month cap:

  • Missions. Every mission you finish banks a bonus month. See Skill tree and missions.
  • Coming back. Every third day in a row that you log in banks a bonus month.

Bonus months don't make the career longer. It is always 120 months. They only let you play more of it today.

Your final score

When month 120 ends, your career is over and your score is your net worth. Net worth in CRE Tycoon is counted the honest way: your cash, plus what selling every building you own would actually put in your pocket today.

For each building, that means the sale price a buyer would pay, less:

  • the selling costs (closing costs, transfer tax and the buyer's broker),
  • the capital-gains tax on your profit, which depends on how long you've held it,
  • and the loan you still owe.

A building under contract counts at its contract price. Because net worth already assumes a sale, selling a building turns it into cash at about the same figure. You don't need to sell everything before the end to "lock in" your score. TheRefinance and sell guide covers the tax and costs.

The last year gets a warning in the month-end reveal, and so do the last three months. On the final month the button readsHold to end your career.

The global leaderboard

Your finished career's score can go on a global leaderboard. That is the only thing that needs an account: sign in from the title screen to post your score. Playing, saving and finishing a career all work without signing in.

A perk for your next career

The end screen shows your score, your best so far, and asks you to pick one perk for the next career:

  • Seed money. Start your next career with $25,000 more cash.
  • Deal flow. One extra action every month of your next career.
  • Fast learner. Earn 20% more XP, so promotions come sooner.

The perk applies to the next career only. Pick again at the end of that one. Your past scores stay on your device even after a new career replaces the old save.

Pacing tip: the clock rewards a plan. Use a session's banked months to push a building through lease-up, then refinance it. A month spent waiting is still a month of rent.
