About
About CRE Tycoon
A free browser game about commercial real estate, made by one person who works in it.
Who makes it
CRE Tycoon is made by Erik Egelko, a real estate professional based in San Diego, California. His background is in property management and commercial real estate brokerage, and that is where the game's deals, loans and buildings come from.
Why it exists
Commercial real estate is mostly learned on the job: what a cap rate means for a price, why a half-empty building can be a bargain, what a refinance does for your cash, why a broker's commission can be bigger than a year's rent. Most games about property either flatten all of that into a board game or turn it into city building.
CRE Tycoon puts you in the job instead. You learn the ideas by using them: you pitch a listing, find a buyer a building, sign an offer, lease up what you bought, and decide whether to sell, refinance or hold. The numbers are simplified and the city is fictional, but the moves are the real ones.
